How do I know I need a new roof?

Here are some of the warning signs, common symptons, how they occur and why a roof is no longer fully effective.

Curling
CURLING
If the tabs show severe curling, your roof may be vulnerable to shingle blow-off, seepage and water damage. This is especially evident in older roofs where the moisture build-up in the attic effects the underside of the shingle.
Buckling
BUCKLING
Roof deck movement can cause a visible distortion along the horizontal line of the shingles. The overlying tabs are raised over the buckles and become vulnerable to blow-off. Quite frequently this problem is the result of poor attic ventilation.
Cracked or Broken Shingles
CRACKED OR BROKEN SHINGLES
Look closely for fine cracks in the shingle surface. Also check for broken, torn or missing shingles. These are all problem areas that will allow water sepage and increase the potential for damage to the structural integrity and the interior of your home.
Leaking Valleys
LEAKING VALLEYS
Holes in valleys are the most critical area of concern. High water columes travel in the valleys, making them the number one cause of interior damage. Immediate roof replacement should be carried out when this occurs.
Missing Shingles
MISSING SHINGLES
Deteriorated shingles that have lost their strength are easily blown off by high winds. Without immediate repair, water damage will soon follow.
